Position Overview
We are seeking an experienced and highly organized Construction Project Manager to oversee residential construction and renovation projects from planning through completion. This is an independent contractor (1099) position that could have potential to move into a W2 position in the future. It is ideal for a self-motivated professional who can manage schedules, subcontractors, budgets, quality control, and client communications while ensuring projects are delivered on time and within budget.Responsibilities
- Manage multiple construction projects simultaneously.
- Develop and maintain project schedules and timelines.
- Coordinate and supervise subcontractors, vendors, and suppliers.
- Conduct regular job site visits to ensure quality, safety, and progress.
- Review plans, specifications, and scope of work documents.
- Monitor project budgets and assist with cost control.
- Identify and resolve construction issues, delays, and change orders.
- Communicate project updates with clients, company leadership, and trade partners.
- Ensure compliance with local building codes, permits, and inspections.
- Maintain project documentation, including schedules, contracts, invoices, and reports.
- Verify work completion and approve subcontractor payments based on progress.
- Perform final walkthroughs and oversee punch-list completion.
Qualifications
- Minimum 5 years of construction project management experience.
- Strong understanding of residential construction methods, materials, and building systems.
- Ability to read and interpret construction plans and specifications.
- Experience managing subcontractors and coordinating multiple trades.
- Excellent communication, negotiation, and problem-solving skills.
- Strong organizational and time-management abilities.
- Proficiency with project management software, scheduling tools, and Microsoft Office or Google Workspace.
- Valid driver's license and reliable transportation.
- Ability to work independently without direct supervision.
Preferred Qualifications
- Experience with high-end residential remodels and custom home construction.
- Knowledge of estimating and budgeting.
- Existing relationships with local subcontractors and suppliers.
- OSHA certification or construction safety training.
Compensation
- Independent Contractor (1099)
- Compensation based on experience and project volume.
- Project-based, hourly, or monthly retainer structure available.
- Performance incentives may be offered based on project completion, profitability, and client satisfaction.
